Gallagher served as the legal advisor to Realterm, an independent global investment manager focused on the transportation industry, on the acquisition of a portfolio of 22 industrial properties from Axis Partners.
This transaction, totaling +/- 325,000 square feet across nine jurisdictions in the continental United States, significantly expands and reinforces Realterm’s presence in key transportation and distribution corridors. Highlights include:
- 8 properties featuring 133,000 square feet on 30 acres across Texas
- 7 properties featuring 65,000 square feet on 21 acres across Georgia
- 7 properties featuring 127,000 square feet on 28 acres across Alabama, California, Florida, Kentucky, Ohio, Tennessee, and Virginia
The portfolio is comprised of modern and recently renovated industrial outdoor storage, fleet maintenance, and high flow through facilities, with concentrations in Atlanta (seven properties), Houston (three properties), and Laredo (four properties). The properties, including 14 maintenance facilities, seven transload buildings and one truck terminal, feature an average building size of 14,800 square feet on approximately 4 acres, providing highly functional space with multiple maintenance bays, transload and warehousing capabilities, expansive outdoor storage areas, secured access and comprehensive site lighting.
The Gallagher team advised Realterm on all facets of the transaction, including real estate and leasing matters, and was led by Ben Rubin, with support from Emily Johnson, Tiffany Bevel, Elizabeth Caldera, Rick Gerriets, Diane McCarthy, and Terry Wesselman.
